HG Prefab foldable expandable container homes — built to last, delivered worldwide.
One of the biggest practical advantages of a steel container home is low maintenance. No termites, no rot, no repainting every few years, no roof shingles to replace. But "low" doesn't mean "zero" — a few minutes of care each year keeps your unit looking new and protects your investment for decades. Here is the exact checklist we recommend to our buyers.
Steel homes need less — but not nothing
HG Prefab units use a galvanized steel frame and factory-painted panels, which resist corrosion from the factory floor. Maintenance mainly means protecting that coating, keeping seals watertight, and catching small issues before they grow.
The yearly checklist (30 minutes)
- Roof: Clear leaves and debris from the roof and gutters. Check panel joints for any lifting sealant.
- Seals and gaskets: Inspect door and window seals for cracks; replace any that have hardened.
- Drainage: Ensure water runs freely off the roof and away from the foundation — standing water near the base is the main rust risk.
- Hinges and locks: Lubricate folding mechanism hinges, door hinges and locks with a light oil.
- Interior: Check corners and behind appliances for any condensation or mold; ventilate well in humid months.
Rust prevention: the golden rule
- Touch up scratches fast. Any scratch down to bare steel should be cleaned and repainted within weeks — a $5 touch-up now prevents a $500 repair later.
- Keep it off wet ground. On piers or skids, the unit should be high enough for airflow underneath. Avoid soil touching the frame.
- Wash coastal salt off. If you live within a few kilometers of the sea, hose down the exterior every couple of months in the salt season.
Doors, windows and folding mechanisms
The folding walls are the most moving-part-heavy area of a foldable container home. After the initial setup:
- Lubricate the hinge pins and locking handles once a year.
- Check that the wall-to-wall seals seat properly when expanded — adjust if you feel drafts.
- If you ever fold and relocate the unit, re-check all seals after re-erection (it takes minutes).
Electrical and plumbing checks
- Electrical: Test residual current devices (RCDs/breakers) yearly — press the test button. Check exterior outlets and cable glands for moisture.
- Plumbing: Inspect visible pipes and fittings for slow leaks twice a year; re-seal the shower tray edges annually.
- If off-grid: Check battery terminals for corrosion, clean solar panels when dusty, and test the water filter's service life.
Climate-specific care
| Climate | Extra care |
|---|---|
| Tropical / high humidity | Run ventilation daily, use a dehumidifier in wet season, check for mold quarterly. |
| Coastal / salty air | Rinse exterior monthly, touch up scratches immediately. |
| Cold / snowy | Clear heavy snow from the roof promptly, check door seals before winter, keep interior heated to avoid condensation. |
| Hot / dusty | Clean AC filters monthly, keep seals lubricated to prevent drying. |
When to call a professional
Most maintenance is DIY. Call a professional if you notice: rust blistering under paint (needs media blasting), water stains on interior panels (trace the leak before it spreads), or misaligned doors/windows (may indicate the unit has shifted off-level — re-level before it worsens).
